Desert Shores Motorcoach Resort sets the standard in luxury, class-a motorcoach resorts.  Located in the world-famous Palm Springs/Indio area of Southern California, the seasonal months offer near-perfect weather includes 300 days of sunshine.  From golfing, tennis, dining, shopping, concerts, concerts, musicals, or just basking in the sun; the Coachella Valley offers something for all tastes and interests.
 
A fun and active club, Desert Shores offers a full calendar of community activities from dinners, dances, exercise classes, poker, women's luncheons, cocktail parties, hiking, biking, jeeping, and more.  At times when you feel like relaxing, then serenity awaits you within your private villa and outdoor oasis. When you feel like socializing you won't have to look very hard - on any given day or night there is always something happening and our friendly owners are quick to put out an invite to new owners and guests.

With the largest lot sizes and villas, Desert Shores was designed and built with the utmost level of privacy in mind with particular attention paid to creating family spaces that welcome visits from the kids and grandchildren.

Q:   What are the Minimum Coach Restrictions?
A:   Class-A Motorcoaches that are between 36' - 45' in length.  Coaches 10 years and older are acceptable subject to the condition and appearance of the coach.

Q:   What are the typical Lot and Villa sizes?
A:   With average lot sizes at 7,200 sq ft (60' x 120' avg) and minimum Villas at 1,200 sq ft (850 Living/350 Garage), the sites and structures at Desert Shores are the largest among the luxury RV resorts.   Some of the properties have been expanded to a total structure size of 2,500 sq ft (Living spaces between 1,200 - 1,500 sq ft with 2 Retreats and up to 3 bathrooms).  Our larger villas and sites allow unsurpassed privacy and space for entertaining family and friends.  See Floor Plan Samples.

Q:   Are Villas built on every lot?
A:   Yes, each lot includes a minimum 1,200+ sq ft Villa consisting of approximately 850+/-  sq ft of living space with garages that vary from 350 - 750 sq ft.  Some Villas total  2,500 sq ft including Garage, Living Space, and Solid-Roof Patios.  There are a number of different floor plans each offering a Great Room/Kitchen, Retreat with En Suite and Closets, and Garage.  (Click for Sample Floor Plans)

Q:   Is the development still under construction?
A:   No,  Desert Shores Resort welcomed its first owners in 2001 and finished the last phase of development in 2007.  All lots include a minimum of 1,200 sq ft structure but some individual owners are expanding the size of the casita with an additional retreat/bath or garage.  Most construction by individual owners is typically completed during the off-season, ensuring quiet enjoyment for our owners and lease guests during the season. 

Q:  From where do DSR buyers come?
A:   Desert Shores Resort attracts Buyers from across the U.S. and Canada looking for warmer winters and a resort that offers sizeable villas, garages, outdoor spaces, and privacy not found in most RV resorts.  Approximately half of the ownership at Desert Shores migrated from neighboring ORI and MCC motorcoach resorts in Indio.

Q:   What is the ownership structure of the resort and each lot.
A:   Desert Shores is a planned unit development wherein each owner has proportionate ownership in the common areas and Fee-Simple (you own the land) ownership of each lot.  There is no land lease.   

Q:  What are the HOA Fees?
A:   Monthly HOA dues are $860/mo and include common area landscaping and lake maintenance, community amenities, and 24-Hour security guards.   Included in this monthly fee is Lawn Maintenance and High-Speed Internet to each lot.
 
Q:  Are there other fees.
A:  There are no other monthly association fees, but each lot has a separate meter for utilities (Electric, Natural Gas, Water).  Also swimming pool/spa (if a feature on the lot) and planter maintenance are each owner's responsibility.   

Q:   What are the annual property taxes.
A:   Estimated property taxes are approximately 1.4% of the purchase price per year.   

Q:   Is there financing available?
A:  Yes, 30-year financing with low down payment and interest rates are available.

Q:   What Lease Restrictions are there?
A:   All leases must be a minimum of 31 Nights or longer.  Sorry, no daily or weekly rentals are allowed.
Long-term leases are welcome, so there is no maximum lease period as one might find in other resorts.
